The Fair Housing Act (FHA), as amended in 1988, applies to housing.
Section 504 of the Rehabilitation Act of 1973 prohibits discrimination on the basis of disability in all housing programs and activities that are either conducted by the federal government or receive federal financial assistance. Title II of the ADA applies to housing provided by state or local government entities.

Universal Design
Universal design, also called barrier-free design, focuses on making the house safe and accessible for everyone, regardless of age, physical ability, or stature. Most of us think immediately of ramps and grab bars when we think of accessible housing, but universal design goes far beyond that while remaining largely invisible to the casual observer. In fact, applying universal design concepts such as wider doors and hallways makes a house feel more spacious. Here are some steps you can take to make your house more user-friendly.

Visitability Defined
Visitability is a movement to change home construction practices so that virtually all new homes — not merely those custom-built for occupants who currently have disabilities — offer a few specific features making the home easier for mobility-impaired people to live in and visit.
- At least one zero-step entrance approached by an accessible route on a firm surface no steeper than 1:12, proceeding from a driveway or public sidewalk
